            I cant post the pics of the plant in question for some reason though, a friend told me it was japanese knotweed and I am about to buy the property!

              Yes I am aware of that, one of the reasons I am here.

              It may be a fuss over nothing, I cant post the pics here but I have managed to post on another forum.

              Welcome to Gardeners Corner T.F.S. :) I think you have to create a certain amount of posts before you can load pictures.

              If the plant is Japanese Knotweed it is going to be very difficult to eradicate but it is possible. Also, if the plant is growing outside the limits of the property into the garden you might find that whoever owns that property is not interested in trying to control it so it will be an on going problem. If that is the case then I would seriously re-consider your decision to buy the property.
