Thanks for the advice . I don't need a mortgage but the capital gains tax will likely still apply. I don't think there is any vetting involved with a holiday let, they just book and pay in advance through the holiday lettings company. Different with tenants, who are subject to various checks....

It's never too late Jack Sometimes you just have to think sideways. I know you work weekends, but there are plenty of things going on during the week too. I'm thinking from a Volunteering angle first and foremost (who knows where that could lead?) So, maybe donate some time volunteering...

Thanks for replies. I must confess that I have not sorted all the things out yet. Some of the tools etc belonged to OH's grandfather so they must be well over a hundred years old. Perhaps Antiques Road Show would like them .
