    Correct, I should of pointed out that the grade C only applied to rental, no grade required for selling but a valid EPC is a requirement.

      My guess is the longterm aim is to wrest property ownership from ordinary individuals and pool it with big boys. Make it hard for people to sell due to performance restrictions and make it impossible for buyers to get mortgages on certain types of property, thereby forcing owners to sell off cheaply to developers, etc. Then, when most of the housing stock is in their hands, relax the rules. That way you keep people paying rent all their lives and you stop them accumulating any wealth to pass to the next generation.

      Fleece and control should be the gov motto.

        OMG! :hate-shocked: I have fallen into the trap! :yikes: I have started to treat AI search results as though there is a person behind these, typing replies like "Why did you just give me the wrong information?" or "But I specifically ask for ..." or even "Why is AI so stupid?" :biggrin:

        It is generally soothingly contrite, responding with "Apologies" or "Understood", though it baulks at being called stupid and gets a bit more assertive then. :biggrin:

        The shocking thing is it really does make you feel listened to.

          When we sold my FIL's house, a 1930s semi, after he died, although a neighbour had said he wanted to buy it, we got a chap to do the energy cert anyway. Cost £45 and the property was on the lowest rung G. The neighbour just didn't care about the rating, he just wanted the house. I don't think I would care either. I think a lot of these old properties cannot be improved much - they have single thickness walls.

          It's not that buyers care. It's that govs try to force them to change their behaviour by imposing regulations. A rule that you must have a heat pump installed before selling, for example, would impact availability for buyers regardless of whether they care about having a heat pump or not.

              It's called bravecto. It's not the cheapest pill but it works for our dog even though she swims most days in the summer. We get it as part of a monthly subscription with our vets (includes annual injections, wormer and a few other things), which works out cheaper in total than just the flea pills would.

                  I somehow (without actually trying) managed to get it to try to make me laugh, tell me jokes and ask for me to rate how funny they are. They were rubbish.
