    You would ... but every one of those homes would be available to buy, meaning the buyer gained the profit after yrs of ownership and not the landlord. It would allow more people to accumulate wealth in their lifetime to hand on.

    Once the rules had been in place for a while, allowing redistribution, you could then relax them to let a landlord purchase one (and only one) property to rent out. Personally I don't think holiday homes should exist at all on a small island with finite space, unless they are occupied (by a combination of the owners and renters) for at least 10 months of the yr.

        Having your children late doesn't guarantee being able to support them though. My mother married for the second time in her mid 30s. Had a baby at 36. Her new husband was a skilled labourer on good wages, and much younger than her.
        Ten years later her husband was an alcoholic and they were divorced. She was a single parent struggling to manage.

        And if you leave it till your 40s it will coincide with the husband having a mid-life crisis ...

          Financially, there is no perfect time to have a baby! They are expensive things. ;)

          Your eggs are certainly fresher and raring to go when you are in your early to mid twenties. Just because you can conceive in your early 40s doesn't necessarily make it a good idea, especially for a first pregnancy.

            But what is the reason down to growth in people using airbnb? Nobody will invest, unless they are going to see a return on their investment. I am not a person for ban this and that, I certainly have apposed the peat ban, so I am against the ban of airbnb.

            Which did a research and found in general that hotels were cheaper for short stays based on a one bedroom than airbnb, but for longer stays and larger groups, family of 4 and up, then airbnb was more cheaper, which explains why airbnb bookings are more popular in the 25-44 age group and accounts for over 50% of all bookings. Hotels have age restrictions on children from 12-15, if you have a 16 and 17 year old and can't get a family room, then 2 rooms are needed which is when airbnb becomes more favourable with that age group

            This government plans to build 1.5 million new homes in their term, yet the hotel industry projected in 2019 that 130,000 new rooms would be added by 2025. Hotels have certainly got more expensive, especially since covid, but you could say the lack of hotel rooms is also contributing at driving the airbnb boom. We have used Premier Inn and Travel lodge regularly in Lincoln while visiting our daughter while she is at Uni, You can be looking at £200 for a Saturday night just for 2 occupants, you have to book well in advance to get it cheaper but it's certainly got more expensive than it was 3 years ago. The report by which also found that in rural areas, not just the UK where the uptake in holiday let demand has seen the biggest increase, which resulted in an increase in prices in airbnb accommodation is linked to Covid and how people have changed how they spend their free time.

            I typed in google, how many hotels in Keswick, the result come back from different platforms.
            Tripadvisor 248, Booking.com 721, Hotels UK.com 82. Now maybe Booking.com are based over a wider area, or are they allowing holiday lets to be advertised on their platform also, there is never that many hotels or b&b's in Keswick.

            Look at the village of Glenfinnan, a population of between 120 and 150 but yet the tourist numbers visiting due to the Harry Potter films is staggering estimated at 600k annually. The negative impact with rubbish, noise and damage to the rural area. Yet you can't blame that on airbnb, people leave rubbish, just like they do on the costal paths in our area, I wouldn't blame it on airbnb, more the lack of respect of people, they would of still done it regardless of the type of accommodation they are staying in.

            Where we live we only have a few houses here (you can count them on your hands) but 4 are rented out, 2 seem to be long term renters but the 2 turn over regularly, the price they rent for is more than Miss Jiff and i can live on nicely,
            One is changing soon because young couple are spliting up and going they own ways

            Which? also did a report on how airbnb are ruining some coastal towns where people bought homes to rent out through airbnb. Some of those towns have now put a limit on how many homes can be let out on a short term basis (holiday) as it means that they are empty during the down season and local businesses are closing because of lack of business due to the low numbers of residents left in that part of town. Although it is mainly in seaside areas it is also in some other busy tourist areas as well.

              In Thailand airbnb is legal, but not short term lets of under 30 days, supposedly to protect the hotel industry, than the actual housing market. In the US they reckon that airbnb affects the hotels profit as it hits hotels in cities or areas were the most demand for rooms are the most. So a small 1% drop in hotel bookings resulted in a higher percentage drop in profits in areas where these hotels increase the room rates dramatically, which would boosts their profits when fully booked. This has resulted in others seeking more affordable accommodation, not because they want to, but because of how the dynamics the hotel industry operates.

              If you book an non international hotel in Thailand, the rates are normally the same per night, including weekends, in fact the rate can be cheaper the longer you stay. However, international owned hotels still operate with daily rates were the daily rates are different, more so on weekends costing more, typically what happens in the UK. An example the Maven stylish hotel in Hua Hin is £63 if you were to book it as 7 separate nights last week in September, book the 7 nights all in one booking it works out at £55 per night, so about a 12% discount. But if you book a Hilton or Marriott you will pay far more on a weekend than during the week and no discount when you book more nights. Countries with the highest proportion of airbnb's are mainly in western countries, maybe if they had a greater supply and didn't inflate the prices so much on weekends and peak periods, then maybe using the airbnb platform would not seem as appealing.

              Build less hotels will keep room rates high, build less houses will keep house prices high. building more probably won't address the airbnb and housing crisis issue as with all these companies, its about profit, less for more is their language.

                Building more houses does not reduce house prices if the new stock can be purchased by asset management companies, often from abroad. It just makes the problem worse.

                There is only a point to covering the country in new builds if these benefits local people.

                it is certainly an income stream that is a recent addition.

                The BBC was pretending earlier that the two marches happening in London today had similar levels of support, but even they have now had to admit 100,000 anti-immigration supporters is a bigger number than about a few thousand anti-racism ones.

                  New housing has not benefited local people around here for years, they cant afford it, only people moving out of London have the money from their property in London to buy.

                  Even the London boroughs buy up the new builds and move their people into them, along with buying up office blocks and converting them to accomodation for their problem tenants.

                    I can never understand why they let one march take place then allow an opposing march on the same day.
                    Its asking for trouble but the amount of times they let it happens amazes me, its almost like they want conflict on the streets.

                    I assume all the anti immigration bunch were described as faaarrr right, by the BBC, while the other lot were just ordinary people.:biggrin:

                      I believe "anti immigration" is a slur too. A lot of those people just wanted to show their opposition to what happened to Charlie Kirk. There were demos all over the world today about it.

                        pete, the BBC News team has changed in the recent months. The News are more "right" to satisfy Farage and Reform. Yesterday, they said 110.000 on one side and 5.000 the other.

                        I have the impression that the BBC wants to prepare for 2027 when the license contract runs out and in case their is a General Election in between.
