plot private purchase - fees?

    What fee is one expected to pay as buyer when purchasing a plot of land privately as opposed to through an estate agent?
    (plot with building permission on it - in the countryside)
    And is it a good idea to do it privately (sign documents at the lawyer etc etc?)

    Not sure I understand the question Mira, do you mean how much for the entire plot ?

    If you mean the whole plot, then the 'standard' price for a building plot is about half of the overall value if there were a house on it. So if there is an adjoining plot of a similar size with a house already built and it was valued at say £400k, then your building plot would be around £200k.

    You definately want to use a solicitor for this kind of purchase, there are so many pitfalls that could lose you money.

    Thank you for the information, JWK, which is interesting.

    Although I was more thinking of: if a private person acts as estate agent so to speak to find a plot and he is supposed to get a fee, how much would this fee be in order to be fair but at the same type cheaper than the estate agent...
