Selling Houses Privately

    Our potential buyer is dragging his heels, and I can't afford to wait much longer.

    Been looking at this site,

    Can't find any feed back about it on MSE, wondered if anyone else has had any experience of it.

    Have ordered a simple for sale board to put outside.:)

    Might it not be a good idea to wait until the news re: the effect of the weather on the Somerset levels goes off the boil? I would imagine the drive to view your place is somewhat daunting at the moment?

    As much as I despise estate agents, they sell houses. There's a house in the next street that's been up for sale for over 2 years now with two of these 'private sale' companies and everything else advertised through estate agents has been sold ages ago.

    This property doesn't come up on any searches for properties in this area, be they with specialist property websites or search engines like Google. Perhaps it's worth selecting a few properties from that website and checking out just how well they appear in internet searches for properties in their areas.

    I am also of the idea that it is not a bad option using an estate agent, especially if you are tight for time.
    At the end of the day it is their job and it is also in their advantage to sell, not only yours. Rather maybe care should be taken in choosing one which is dealing with kind of properties similar to yours as far as the standards of the house and price range are concerned.

    I'm not wanting to tie into an estate agent until I know for sure that our buyer is not interested, might just be that he's busy at the moment, he does run several care homes.

    I did a search scrunge, one of the properties on there came up on Gumtree, didn't know you could sell property on there, off to have a look......

      I somehow would't buy a house on ebay or gumtree, certaily not if it is going to be my main residence! I would like a bit of privacy.

      Any house you buy these days is likely to have been all over the internet already, doesn't make any difference to Privacy Java.

      In the UK at least, not only has your house done the rounds on t'internet, and will still be on there on google streetview, but people can also look up the sale history of your house so they can see how much you paid and when. Or for a few quid (not much, less than a tenner) they can even find out who owns a given property.

      And for a few more quid, they can find out how many ccj's, bankruptcys etc there are at that address.

      Frightening really.

      Just sold , my ex flat and it`s really hard ....the first buyer put an offer down and then he couldn`t get a mortgage, let us wait for 3 months , then i got a new estate and told the guy sorry but he was costing me money , one agencie that was actually suggest by a friend and the day after they come up already with 2 offer , very low , as many agencie today have a fixed fee , so no pressure from them to get a better offer , funny thing we got the maximum offer ....

      few years ago she tryed one of this web site , just to get few silly offer and few agencie call , but no sell.

      When I put in an offer for my house, for £6500 less than the asking price (and about £20k less than market rates), the estate agent told me that they'd advise their client to accept my offer, but first I'd have to show them proof of my ability to pay. That meant I had to show my mortgage certificate thing, no problem there, and proof that I had the deposit in readies. The deposit was a bit of a problem, because it was split over two sources, my bank account plus my redundancy statement, and I only had my redundancy statement handy. The deficit was literally just a few hundred quid, and I told the agent I could go and get a bank statement, but it would take a couple of days to come in the post, and surely they must realise that I can source that kind of money, otherwise I'm sure the mortgage lender wouldn't have felt confident to lend me the money. The estate agent said she could see it made sense, but that her client (a certain greedy bank that had repo'ed the house of the previous owner) was a stickler for paperwork. Really frustrated, wanting to get things moving as quickly as possible, I turned to leave the estate agent's shop to head straight to the bank to see if I could fast track a statement (I was prepared to attempt bribery at this point). The estate agent shouted me back, and pulled out a calculator. A few key taps later, she said 'if you reduce your offer by another £1000, then you already have proof of your required deposit'. Surprised, I told her, 'yes, but then they're less likely to accept my offer'. She then told me they were keen to sell, so would probably accept the offer. She even told me that other offers had came in for substantially more than mine, but my offer was further along in the process and 'nobody wants to do more work than they need to'. I wasn't going to argue, so I told her to go ahead. She phoned there and then while I was in the office, was told there and then that they'd provisionally accepted 'subject to approval' from the person's boss. I got the call within hours that they'd accepted.

      I was so relieved, as the buyer, but the seller missed out on quite a lot of money because the agent didn't want to start back at the beginning (in their words).

        the big problem are the agencies , they want to close as soon as they can , as they all have a fix price so no pressure for them ....they will tell you that can sell the house at full price then will come back , with story like , If i was you I would have take it straight away .

        The second problem is the mortgage , there are no many out there anymore and peoples don`t have lots of saving or a stable job , so who ever got a pre-mortgage agree will make a good buy , but not the seller .
        at the moment the seller is the one who is losing all.
