One asked me for a light & then asked if there were any coppers round the corner.

I would like you to expand a bit more on that 'being able to tell' coz you could find yourself in trouble with an Essex girl!

You're never in trouble with an Essex girl, especially another Gemini one.

Does anyone happen to know if I would be allowed a small free standing greenhouse?

I should think so Val, its not permanent or attached to the building.

As you have a listed building, it would be a good idea to check with the council and is it English heritage?

And if you are in the Hay on Wye Conservation Area and you need to prune any branch of a tree (or cut any tree root) over 25mm/1" diameter (other than on fruit tree - necessary for levelling/forming the base) to either site or reduce shading to your proposed greenhouse you will need Tree Works Consent from the Local Planning Authority.

As I understand it (and I may be wrong) but the council don't list any building, English heritage do (if its them) so its them you need to ask, the council should have no problem

I thought it's CADW in Wales that actually lists buildings About Cadw but the Local Planning Authority (normally District Council) that determines applications for Listed Building Consent, but CADW may be a consultee.

But all this information should be coming from a prospective purchaser's Solicitors following searches.
