Silicone solution ?

        Harry, I might be barking up the wrong tree here, but are you sure the stuff you used before was actually silicone, as I was just wondering if it was Acrylic sealer?

        I dont think Mapei is a particully bad product, and not sure what you mean by solvent based, as silicone does not usually state a "solvent".
        Other than that, was it out of date?

          @pete , I normally use Mapei from Screwfix - presuming Screwfix stuff is always good , as it supplies to the trade . The stuff I used was due to buying from a local DIY shop as I had run out of it was called something like Seal-Rite and was only cheap . Anyway that all went in the black bin today.
          All my sealants are in date - due to another problem I had last year ! It is important to check dates as the tube life is about 18 months, and it does go downhill after this date.
