    @"M" you need to be very careful about these. :th scifD36: They're usually from the telephone installation company asking for permission to do some work on your land, install some equipment, run cabling, run overhead lines, put up telephone poles etc. They usually offer a paltry sum for the privilege. You should be as awkward as possible about it as it can involve you in restrictions of what you can do on your land. Even if the previous owner allowed a Wayleave it doesn't normally mean they have an automatic right to continue it.

    Wayleave could possible refer to something else but I would be very wary.

    If it's just to replace underground cables on the grass verge outside your house (I don't remember you having a grass verge :scratch:) then it may be OK.

    I don't know much more about these things.

        Isn't wayleaves where a company has a cable or pole on you land and they pay you a rent of £1-£2 a year per post or cable that serves other peoples property not your own and so they have access to maintain them with the ok from you
        Payment is around the begining of the year

            @Jiffy That's correct but the agreement usually gives them unlimited access :th scifD36:. That can cover a multitude of sins! Also I think that nowadays you have to make sure that everything around where they have their access complies with 'Elf & Safety :yikes:. So the contract needs careful reading.

              Well, #2 son is doing his final year in Swansea ... so I suppose that makes a bit of me "close" :heehee:
              The letter came from a firm of surveyors/solicitors; one of those "No win, no fee" thingamebobs.
              AHA! *Now* I get it :doh: :ThankYou: At that amount, it isn't even worth a stamp to reply :roflol:

                So it's not from a utility company asking for permission or for you to sign a contract. That's good. :blue thumb: Do you know whether you actually have any utilities, that are not directly to your property, that go over or under your property? I can't see a company doing a Wayleave survey without some inkling of it being there or in the offing :th scifD36:. Unless it was a simple letter 'To the occupier' as a mail shot. :noidea:

                  Well, it *is* a "To the Occupier" mail shot,; however, yes, there are cables which run across the front of all the properties along this stretch of road (therefore, crossing over their front 'gardens').
                  Funnily enough, when we were all mucking in together putting up the bunting for the Queen's 90th Celebrations, we had to take extra care with the ladders *not* to hit the cables!
                  The main pylon is in the field opposite our homes, so that bit is an issue for the farmer, not us. But, clearly, now my attention has been drawn to it, there are several cables which run across the properties; not just a cable per property.

                    Oh, as an addendum: electricity didn't arrive in our area until the 1950's anyway. So, the regulations would have been quite different back then.
                    My guess is, slow to install; slower still to adhere to modern requirements! I think there may well be a case, but, if Jiffster is correct in his assessment, it really isn't worth the paper its written on.

                    They don't usually offer much but you can 'squeeze their pips' :heehee:.

                    The contract may be coming up for renewal. If it is, then see what they offer and what restrictions they want to place on you.

                        Aloha everyone,

                        It's a little bit nippy out there this morning but the sun should wake up soon.

                        I had a walk to the village yesterday and about 500ft of the footpath has become over grown with nettles, brambles, weeds and overhanging branches. So I took my new secateurs with me and cut it all back and then emailed the parish council to clear the rubbish and then do the job properly. I wonder how long it will take. :scratch:

                        I've got all the paperwork ready for the tournament and later this morning shall be opening up the village hall for the helpers to get things ready. The tournament runs from 2 p.m. to 8 p.m. Once we've cleared up I shall pop home to pick up Mrs Shiney and we'll go off to the Indian. :thumbsup:

                            "M" It may be that when you moved there your name is not on there records of the utility company in which to pay you the rent it may be the last owner didn't tell them, you usally get a chq through the post begining of the year
